A refundable security/damage deposit will accompany all balance payments and is refunded within a week of check out provided no damages/missing items etc.
Foreign Reservations require 50% payment at booking with remaining balance due 30 days prior to check-in using Credit Card only.
Groups larger than the "usual" occupancy
may be accepted at owner discretion.
Higher cleaning fees are enacted and guests are to bring their own bedding/linens for the additional persons plus pay the extra person charges. Sleeping on couches and throwing owner linens onto floors for sleeping purposes is prohibited.
Check in is 4 pm. Check out is 11 am
Reservation dates are permanently blocked upon receipt back of signed Rental Agreement and booking deposit.
Should you book a Manor-only reservation and later wish to rent the entire Estate. The addition of the Carriage House is treated as a new reservation entirely and Carriage House-only rates apply, not Estate rates.
Estate Reservations may be downgraded to Manor-only or Carriage House-only bookings...cancellation fees apply.

Weekly Rentals
We accept both 6 night and 7 night weekly rentals however...stays cannot be from
Sat - Sat.
Outdoor Hot Tub use is optional. If desired add an additional $125.00 -due with balance payment.
Non-refundable in the event of poor weather or non-use.
Hot Tub was installed this past summer w/deck remodel now featuring windowboxes , latticework and twinkle lights. Due to its recent installation, Hot Tub is not in Video Tour.
PET POLICY
Pets are approved on a case-by-case basis. Non-refundable $50.00/pet/home- eg: if you wish pet to have free reign between BOTH homes...cost is $100.00/pet
Courtyards and Decorative Courtyard Fencing not are not intended to restrain pets - use personal leash/tie ups for pets.
*Courtesy and consideration of neighbors expected re: barking and pet waste/scooping.
Bringing non-preapproved pets onto premises (belonging to guest or member of guest party) will result in forfeiture of reservation.
Last minute pet requests will be considered but must be submitted no later than 24 hrs prior to arrival or pet will be considered non-approved.
CANCELLATION POLICY
$100 cancellation fee on all cancellations.
Fee increases to $300 if you cancel within 30 - 60 days of arrival.
Cancellations within 30 days of check-in forfeit all monies paid unless reservation is rescheduled or rebooked
If a Manor-only reservation is booked and you later wish to rent the entire Estate... the addition of the Carriage House/Cottage is treated as an entirely new and separate reservation.
Carriage House-only (not Estate) rates apply to new reservation
If you book the Estate and later wish to downgrade to a Manor-only reservation...
$300 cancellation fee if downgraded greater than 30 days before check in.
$100 cancellation fee if downgraded greater than 60 days before check in.
No refund of monies paid is given for downgrades within 30 days of check in.
